Selecting a Contractor

Many homeowners are making the decision to renovate rather than move. Unless the renovations are minor or you have the know-how and time to tackle the project, most owners will need a contractor. There are a lot of stories about contractors who didn’t do the job right; there’s even a home show about fixing the mistakes of renovations gone bad. So, how do you go about selecting a contractor?

Reputation Check

  • Ask your neighbors and friends for referrals.
  • Check out credentials with the Better Business Bureau and online review sites like Angie's List.
  • Do an online search on the company and the owner.

Get Bids

  • You’ll want to get at least three bids.
  • Always get the estimates in writing with everything spelled out - materials used, payment schedules, project scope, start date, completion date, etc.
  • Never pay more than 20 - 30% upfront and final payment not until all the work is done.

Be Comfortable

  • Ask to see past work to make sure it reflects your standards and style.
  • Ask how many projects they are currently working on to make sure yours will be a priority.
  • It may come down to chemistry, if you don’t see eye to eye, it’s best to walk away.

Go Beyond

  • If you still are not comfortable, ask for references.
  • Visit current work sites and see if the habits there are what you want in your home.
  • Get all licenses and insurance information (check for expiration dates, should have workers comp, property damage and personal liability insurance).
  • Also get all the info for any subs they will use.
